    Description of Common Title Reports

 

Preliminary Report - $300  No Charge if Title Policy Issued: This report is issued with the intention of issuing a policy of title insurance. Provides a report of the matters which would be shown as exceptions to coverage in a designated policy of title insurance covering a particular estate or interest in land.

 

Condition of Title Report - $500: This common report is used when title insurance is not planned on being issued.

Provides applicant with a full report on the subject property based upon ownership, defects, and encumbrances against said property.  Can be transferred and credited to the issuance of title insurance.

 

Lot Book Guarantee - $75-$250 Depending on difficulty of search: Shows current owner and lists existing open deeds of trust on a particular property. Guarantees a named party against loss, not to exceed a specified amount, as to the apparent owner of particular land, together with a listing of designated matters affecting that title, according to limited records.

 

Judgment & Tax Lien Guarantee - $75-$250 Depending on difficulty of search: Shows current liens and judgments against an individual. Guarantees a named party against loss, not to exceed a specified amount, as to a listing of federal or state tax liens and abstracts of judgment filed or recorded against particular parties over a designated period of time.

 

Litigation Guarantee - $500: Used by attorneys for lawsuits. Guarantees a named plaintiff and his attorney against loss, not to exceed a specified amount, as to the record condition of title to land and the necessary persons to be named as

defendants in a particular action, according to public records.

 

Chain of Title Guarantee - $250: Shows ownership history of a particular piece of property over an extended time period. Guarantees a named party against loss, not to exceed a specified amount, as to a listing of all record matters appearing in the chain of title to particular land over a designated period of time.

 

Mechanic’s Lien Guarantee - $250: Shows any liens against a property in regards to improvements to the property that have gone unpaid. Guarantees a named party against loss, not to exceed a specified amount, as to a listing of record

matters disclosing works of improvement on a particular land, statutory liens for labor or materials, and the enforcement of any such liens, over a designated period of time.

 

Record Owners Guarantee - $150: Shows the ownership of a property. Guarantees a named party against loss, not to

exceed a specified amount, as to the apparent owner of a particular land, according to limited records.

 

Subdivision/Parcel Map Report- $300: This report is issued to surveyors and developers.

Provides a full report on the subject property including the names of the parties whose signatures will be necessary to

consent to the preparation and recordation of a subdivision map, or parcel map, according to the public records.

 

Property Search Guarantee - $125: Primarily used for estate and trust purposes. Provides a list of real property and

beneficial interest (if requested) owned by a specific individual.

Guarantees a named party against loss, not exceeding a specified amount, as to a listing of real property which, according to limited records, appears to be owned by a designated person(s). A listing of subsisting mortgages and deeds of trust,

according to public records over a designated period of time, which appear to be owned by such person(s) may also be included.

 

Trustee’s Sale Guarantee – Cost Dependant upon Liability: Used in the foreclosure of property. Guarantees a named trustee and beneficiary under a deed of trust against loss, not to exceed a specified amount, as to the condition of title to the security land, and as to additional information relative to the foreclosure procedure, according to the public records.
